There are many variables to a renovation. Here is the typical process for a large renovation. If your renovation is smaller, you may not need consultants or building design.
2. Concept Design & Preliminary Estimate
Purpose: Develop a design that suits your home and budget.
What happens:
Work with a building designer or architect to create plans.
We provide a cost estimate based on your design ideas and selections.
Deliverable: Concept drawings + ballpark quote.
3. Consultant Engagement & Site Investigation
Purpose: Ensure all aspects of your existing structure and proposed works are understood.
What’s involved:
Engage structural engineer, certifier, and surveyor.
Deliverable: Final working drawings and reports.
Purpose: Get the green light to begin construction.
What happens:
Submit plans and documentation to private certifier.
Receive Building Approval (BA).
Make final choices on materials, fixtures, finishes.
Provide a final quote including all selections and specifications.
Deliverable: Approved plans
4. Building Approval & Final Quote
Purpose: Scheduling
What happens:
Sign QBCC-compliant building contract.
Clear communication about site access, timelines, and expectations.
Deliverable: Signed contract
5. Contract Signing
Purpose: The fun part.
Stages may include:
Demolition
Site set out
Framing
Roofing
Rough in of plumbing and electrical
Cladding
Internal linings
Fixout etc
