Do I need a Building Designer?

Before I can provide an accurate quote for your renovation or extension, you’ll need professional plans drawn up. This is the foundation of the entire process, it allows me as the builder to fully understand your needs, quote properly, obtain approvals and deliver the results you're after.

When plans are required
You’ll almost always need plans if your project involves:

  • Extensions or additions (new rooms, carports/garages, larger decks)

  • Adding roof structure and square meterage to a home

  • Properties with overlays (bushfire, flood, heritage) or tight site constraints

When you might not need full plans

Some minor works can be quoted from site measurements and a simple sketch:

  • Bathroom/kitchen refresh (fixtures, tiles, joinery within the same layout)

  • Small decks without a roof structure

  • Cosmetic works (internal walls, painting, flooring, cabinetry, tiling)

Council rules vary, so we’ll confirm what’s needed in your initial consult or even over the phone.

🏛️ Architect

Best for: Complex, high-end, or custom projects with a design-first focus
If you want a highly customised design, have a challenging site, or are undertaking a full home transformation with a unique aesthetic, an architect brings vision, detailing, and a high level of service.

  • ❌ Highest cost and longer design process
